Bidwells Secures Deal of the Year Award for One Cambridge Square 🏆🏢 Our commercial agency team has been awarded Deal of the Year at the Eastern Echo Awards on 26 June 2024. We won Deal of the Year category for our pivotal role in securing Samsung as a landmark tenant at One Cambridge Square. The deal saw Samsung pre-let 34,036 sq ft of grade-A, BREEAM Excellent office and lab space in Q2 2023, occupying the top three floors of this new development. Standing room only at our latest Rural seminar in Oxford! 🚜 Key topics surrounding project development delays and farming challenges for 2024 were discussed throughout the session. Energy and Climate partner, Simon Irving MRICS kicked the session off. Key message: Securing grid connections is crucial for project value. The Energy and Climate team in England and Wales work closely with developers, with a larger Scottish team focusing on onshore wind projects. 💨🔋 Next up was Ian Ashbridge FIAgrM MRICS FAAV, who shared a comprehensive update on the agricultural market. Unprecedented rainfall has severely impacted crops, leading to waterlogged fields and crop destruction. Wheat prices fluctuate based on global production and consumption trends, with current production outstripping consumption. Farmers face challenges maintaining production amidst climate changes and market demands, with rising global populations increasing food demand. Predicting 2024 outcomes is challenging due to climate and market volatility. 🌾🌿 The seminar emphasized strategic planning, market awareness, and building industry relationships to navigate these challenges, suggesting cautious optimism for 2024 amidst significant uncertainties. #EnergyandClimate #Renewables #Agriculture

As we all listen to varying housing manifestos I think it is fair to say that even the Silicon Fen has had a few challenges recently for housebuilders, with current market trends certainly favouring prospective Cambridge homebuyers. Over the last two years, Cambridge new home prices have been challenged — down by 10.6% or around £60,000, equivalent to the cost of a Tesla Model Y. However, the price trends vary significantly across different types of properties: Detached Village House: £770,000 (-9.4% over 24 months) Penthouse (3 bed): £505,000 (-14.4% over 24 months) 2 Bedroom Flat: £375,000 (-9.1% over 24 months) 1 Bedroom Flat: £282,500 (-10.3% over 24 months) Terraced Townhouse: £595,000 (-9.9% over 24 months) While larger homes initially held their value better, they've experienced sharper declines recently. Conversely, smaller flats have shown more stability. As we observe a trend towards the bottoming out of prices, now might be the perfect time to consider entering the market. My own experience of the Cambridge market is that it recovers quickly, and the artificial brake of an election is likely to result in an even faster bounce in the autumn.
