Highland Ventures is a national venture management company focused on strategically developing and operating business subsidiaries centered around its real estate portfolio. A family-owned business, Highland Ventures operates in the real estate and foodservice industries, and continues to grow and add new business ventures. Highland Ventures, under the Legacy Commercial Properties brand, owns over 700 commercial properties primarily in the retail and office asset classes. With internal leasing, property management, and construction & development functions, Highland Ventures is focused on strategically growing its commercial real estate properties, specifically in the retail sector.

Role Summary

The Director of Real Estate Acquisitions will report directly to the CEO and have demonstrated experience and expertise with retail commercial real estate acquisitions.

Responsibilities Include

  • Identify opportunities in target cities and neighborhoods, with a current primary focus on unanchored strip centers and NNN standalone development
  • Lead acquisitions team in site selection, tenant communication, diligence process, and closing process
  • Create and maintain a strong real estate acquisitions and development pipeline, with a target of ~20 properties acquired annually
  • Manage site selection for standalone and multi-tenant properties for development and acquisition
  • Lead team of 2-3 acquisitions associates
  • Maintain positive financing relationships with national and regional lenders
  • Manage internal Investment Committee process to approve deals and keep executive team informed
  • Put proper diligence process in place to allow for effective valuation for multiple concurrent projects
  • Lead the financial analysis of each potential acquisition and present to the Investment Committee
  • Structure and negotiate each unique real estate transaction to limit downside risk to Highland Ventures
  • Assist on the new development and deal structuring of existing deals on properties in the current Legacy portfolio
  • Continue to work with the executive team to refine asset class acquisitions strategy to further grow the Highland Ventures’ portfolio
  • Enhance team efficiency by encouraging communication between cross-functional departments, including leasing, property management, and construction

Qualifications

  • 10+ years experience within real estate acquisitions
  • Undergraduate Degree, preferably in a related field
  • Preferred past experience in finance
  • Experience in transaction, deal-to-deal closure, acquisitions, and financial analysis
  • Experience with cross-functional and direct coordination of teams
  • Track record of retail development projects
  • Knowledge of state regulations and policies related to development

Position type and expected hours of work

This is a full-time position. Days and hours of work are typically Monday through Friday 9:00 - 6:00. The home office is located in Brentwood, TN and team members are required to work in the office 5 days per week

Travel

Must be willing and able to travel up to 50% of the time
