Definitely NOT OEM quality! Does the job but don't expect to be impressed.
First off, a LOT of reviews about this product state that they are the exact same as original Xbox thumbsticks, well they're not! While the eXtremeRate thumbsticks do an okay job as replacement for the OEM ones, there are DEFINITELY some differences in terms of build quality.. First thing I noticed was that the eXtremeRate thumbsticks do NOT have the support cross to support the connection of the shaft that goes in the thumbstick (see first two pictures for comparison), which could result in broken thumbsticks if you have the tendency to push hard on them. As for the grip, it does look a lot like the OEM but the texture is less rubbery, the center is smooth, it also seems to catch dirt more easily because of the multiple imperfection and there is extra material where the machinery pressed the mold as you can see in the last pictures. Very easy to install if you know how to, and there is a guide which consists of a link to a website for instructions, which I did not used. Of course right now they work fine, curious to see how much time they will resist.

I was a bit skeptical these would feel cheap or uncomfortable given the low price. I'm happy to say that these look and feel exactly the same as when the controller was brand new.
The only caveat, albeit quite small, is you need to have some kind of thin hard prying tool to get between the crevice and pull apart the backplate. However they have included a tiny screwdriver that works perfectly for removing the screws.
A quick google search will show you step by step how to take apart the controller and replace the sticks.
